Self Managed Super Fund

Those who have a SMSF are able to purchase either residential investment or commercial property through their super fund. There are very strict rules in accordance with the SIS (Superannuation Industry (Supervision)) act as set out by the Australian Prudential Regulation Authority (APRA). The most common structure accepted by SMSF lenders is a corporate trustee of the super fund purchasing property through a custodial company which is trustee for a bare trust on behalf of the members of the super fund. There are lenders who will look at individual trustees of the super fund but only for residential investment loans. A custodial company and a bare trust is required for all property purchased by the super fund.
